My name is Andrew Malguarnera and I specialize in legalizing both proposed and existing accessory apartments in the Town of Brookhaven. I've been doing this for over eight years now, and I know the process can be complicated and time consuming. My job is to make this experience as easy and hassle free for you as possible, so that you can have peace of mind knowing that you have a legal apartment in your home. Give me a call, we'll go over everything you need to know. I will answer all of your questions whether you choose to use my services or go through the process yourself, I will gladly point you in the right direction. I look forward to hearing from you, so please don't hesitate to call.

Frequently Asked Questions:
Q: How long does this process usually take?
A: Generally is takes two and a half months but it varies from case to case.
Q: Do you guarantee that you will be able to get my apartment legalized?
A: I cannot guarantee anything but I have never, and will never, take on a client unless I know that your apartment can be made legal.
Q: How big is my apartment allowed to be?
A: Apartments can be up to 850 square feet, but it depends on the size of your house. If you choose to make it bigger, there are ways to make it legal but it's a longer, more complicated process that I have no problem explaining to you.
Q: Is an accessory apartment the same as a 'mother daughter'?
A: 'Mother daughter' is a term people use for having an apartment in your house. Technically there are no legal 'mother daughters' in the Town of Brookhaven. Accessory apartments are the term the Town uses for a legal apartment in your house.
Q: If I have a tenant in my apartment can I still go through the legalization process and not have to evict them?
A: Yes. As long as we start the process, the Town allows you to keep your tenant living in the apartment.
Q: If I'm not renting the apartment do I have to make it legal?
A: As long as you have a second kitchen in your house then you are supposed to make it legal, no matter what the use.
Q: If other items come up that need to be legalized (i.e. additions, pools and/or decks) can you and do you charge more to do so?
A: As soon as I start with you I will make sure your entire property is legalized so you never have to go through this process again. I won't charge you any extra to do so unless said items require a variance.
Q: Can you recommend me a good surveyor?
A: If you need one, I can recommend people I trust to do an excellent job.
Q: Are you affiliated with the Town of Brookhaven?
A: No, I have no affiliation with the town.
Q: Do you do work in any other town besides the Town of Brookhaven?
A: I specialize in the Town of Brookhaven but I also do work in Port Jefferson and Lake Grove Villages.
Q: How often do you go to the Town of Brookhaven?
A: Everyday.
